Advertising and Affiliate Disclosure
Section8Max is free to use. No calculator, Fair Market Rent lookup, Public Housing Authority record, or educational article on this site sits behind a paywall, and we never charge a voucher holder to look up what their voucher will cover. Keeping the site free means it has to be funded, and you are entitled to know exactly how. This page lists every way money reaches us and what it does — and does not — influence.
1. Display advertising
We show display advertising from third-party ad networks, including Google AdSense. Those networks and their partners may use cookies, device identifiers, and similar technologies to serve and measure advertising, including personalized advertising where you have consented. We do not control which specific advertiser appears in a given slot, and an advertisement appearing beside our content is not an endorsement by us. You can change your consent choices at any time through the "Cookie Settings" link in the site footer, and Google's own advertising controls are documented at policies.google.com/technologies/ads. Our privacy policy describes in detail what is collected, by whom, and how to opt out.
We only place advertising on pages that carry substantial published content of our own. We do not place advertising on interactive-only screens, empty result states, error pages, account pages, or navigation-only pages, and we do not position advertising inside HUD data tables where it could be mistaken for data.
2. Affiliate partnerships
Some outbound links to vendor products — landlord insurance, property management software, tenant screening services, lending and legal marketplaces — are affiliate links. If you click one and subsequently sign up, we may receive a commission or referral fee at no additional cost to you. Affiliate links are labeled where they appear, and any page whose primary purpose is a vendor recommendation carries a disclosure at the top of that page.
A commission never buys a better position in a ranked market list, report, or score; it never changes the number a calculator or Fair Market Rent lookup returns; it never removes a limitation, caveat, or negative finding from a review; and it never grants an advertiser editorial review or approval rights before publication. Rankings and data outputs are produced from the formulas published on our methodology page, and those formulas contain no monetization inputs of any kind.
3. Lead generation and professional listings
Landlords and investors can choose to submit contact information to be matched with local professionals such as property managers, contractors, agents, insurance brokers, or lenders. Submitting a form is always optional and always explicit. We do not sell or share information you did not knowingly submit for that purpose. Professionals may pay to be listed or featured in our directory, and paid placement is marked as such. Payment does not create an endorsement, does not imply we have independently verified licensure or insurance, and does not exempt a listing from removal if we receive credible complaints.
4. What we do not do
- We do not sell tenant or voucher-holder data.
- We do not accept payment to publish an article presented as independent editorial.
- We do not gate government data behind an email capture.
- We do not allow advertisers to influence rankings, scores, or calculator logic.
