These Terms of Service govern your use of the Section8Max website, calculators, data lookups, and educational content. By using the site you agree to these terms. If you do not agree, please do not use the site.
What Section8Max provides
Section8Max is a free analytics and education platform for the Housing Choice Voucher (Section 8) program. We publish HUD Fair Market Rent data, Small Area FMR figures, Public Housing Authority contact information, investment calculators, ranked market lists, and educational articles. All data comes from public federal, state, and industry sources and is provided for informational purposes only.
Not legal, financial, or investment advice
Section8Max is not a law firm, real estate brokerage, mortgage lender, tax preparer, or investment advisor. Nothing on the site constitutes legal, financial, tax, or investment advice. Every calculator publishes its formula and every ranked list publishes its inputs so you can verify our reasoning, but you should consult a qualified professional before making any rental, purchase, or investment decision. HUD regulations, PHA policies, and state landlord-tenant laws change frequently and vary by jurisdiction.
Data accuracy and disclaimers
We source data from HUD, the FBI Uniform Crime Reporting program, the U.S. Census Bureau, public MLS feeds, and county assessor records. We refresh dated figures within 30 days of the official release. Despite our best efforts, source data may contain errors, and payment standards, income limits, and utility allowances vary by PHA. Always confirm specific figures with your local PHA before signing a lease, submitting an offer, or making a financial commitment.
Acceptable use
You may use Section8Max for personal, non-commercial research, for professional research supporting your own real estate or housing business, and for educational purposes. You may not scrape the site at industrial scale, resell our aggregated data as your own product, or use the site to harass, discriminate against, or defraud any voucher holder, landlord, or PHA employee. Automated crawlers should respect our robots.txt and rate-limit accordingly.
Accounts and user content
Most Section8Max features are available without an account. When you create an account (for saved watchlists, portfolio tracking, or professional directory listings) you agree to provide accurate information and to keep your credentials secure. You are responsible for all activity on your account.
Third-party tools and affiliate relationships
Section8Max displays third-party advertising via Google AdSense and links to affiliate partners for landlord services (insurance, property management software, tenant screening). Affiliate relationships are disclosed on every page where a partner appears. We only recommend products we believe are appropriate for Section 8 landlords, but we do not warrant any third-party product or service.
Intellectual property
Section8Max's articles, calculator methodology, ranked lists, and site design are our copyrighted work. HUD data itself is a public work of the U.S. federal government and is not copyrightable, but our aggregation, presentation, scoring, and commentary are ours. You may quote short excerpts with attribution and a link back.
Limitation of liability
Section8Max is provided "as is" without warranty of any kind. To the fullest extent permitted by law, we disclaim liability for any loss arising from your use of the site or reliance on its content. Your remedy for dissatisfaction is to stop using the site.
