Data accuracy limitations

Fair Market Rent, Small Area FMR, income limits, and payment standards are published by HUD and refreshed annually with the federal fiscal year (October 1). Section8Max ingests these datasets and republishes them within 30 days of release. Despite our best efforts:

  • Source data may contain errors that carry through to our lookups.
  • Payment standards vary by PHA and can be set anywhere between 90% and 110% of FMR (or up to 120% in exception areas). Our default assumption is the FMR itself; your PHA's actual standard may differ.
  • Utility allowances vary by PHA, unit size, heating fuel, and climate zone. Our calculators use representative national averages, not your specific PHA's schedule.
  • Rent-reasonableness reviews are qualitative judgments made by PHA analysts against unassisted comparables. We flag markets where FMR materially exceeds unassisted rent, but we cannot predict any individual PHA decision.

Always confirm specific figures with your local PHA before signing a lease or making an investment decision.

Investment scoring and ranked lists

Section8Max's investment grades, cash-flow projections, break-even analyses, and ranked market lists are estimates based on public data plus configurable assumptions. Default assumptions include 20% down payment, 6% property management, 5% vacancy reserve, 5% repairs, 5% CapEx reserve, and a 7% minimum cap rate target. Your actual returns will differ based on financing, property condition, tenant selection, local market dynamics, and unexpected events. Past performance in a ranked market does not predict future results.

Third-party content and affiliate links

Section8Max links to third-party landlord services (insurance, property management software, tenant screening, legal help) via affiliate partnerships. We only feature partners we believe are appropriate for Section 8 landlords, but we do not warrant any third-party product or service, and affiliate relationships may bias which vendors we mention. Affiliate relationships are disclosed on every page where a partner appears.
