Privacy Policy — How Section8Max Handles Your Data
Section8Max is a free analytics and education platform for the Housing Choice Voucher (Section 8) program. This privacy policy explains what information we collect, how we use it, and what choices you have.
Information we collect
Anonymous usage data. When you visit Section8Max we automatically collect the same server logs any website collects: IP address, browser type, referring URL, and the pages you view. We use this to measure traffic, debug bugs, and improve the site. Server logs are retained for up to 90 days.
Analytics. We use Google Analytics 4 with IP anonymization enabled. GA4 sets cookies to distinguish repeat visitors and measure aggregate behavior. You can opt out via the Google Analytics opt-out add-on or by clearing cookies.
Voluntary form submissions. When you submit a lead form, join our newsletter, apply to the professional directory, or create an account, we collect the information you provide (typically name, email, and topic-specific details). We use this to respond to your inquiry, deliver requested content, or manage your account.
No PHA or voucher information required. You never need to disclose your voucher number, PHA case ID, or household details to use any lookup, calculator, or article on Section8Max.
How we use information
We use collected information to operate the site, respond to your inquiries, send transactional or requested marketing emails (with an unsubscribe link on every message), improve our tools and content, and comply with legal obligations. We do not sell tenant data. We do not sell landlord data.
Advertising and affiliate partners
Section8Max displays advertising via Google AdSense. Google and its partners may set cookies to serve ads based on your prior visits to this and other sites. You can opt out of personalized advertising at google.com/settings/ads or via the Network Advertising Initiative's opt-out page. Section8Max also uses affiliate links to landlord-service partners (insurance, property management software, tenant screening); if you click through and purchase, we may earn a commission at no extra cost to you. Affiliate relationships are disclosed on every page where a partner appears.
Cookies and tracking
We use first-party cookies for essential site functionality (session, preferences) and third-party cookies for analytics and advertising as described above. You can control cookies via your browser settings. U.S. state privacy laws (California CCPA/CPRA, Colorado, Virginia, Connecticut, Utah, and others) grant residents additional rights including the right to know, delete, and opt out of "sale" or "sharing" of personal information; email privacy@section8max.com to exercise those rights.
Data security
We use industry-standard encryption in transit (HTTPS everywhere) and at rest for stored account data. No system is perfectly secure; we recommend using a unique password for your Section8Max account if you create one.
Children's privacy
Section8Max is not directed to children under 13 and we do not knowingly collect information from children.
